A sale listing should show what is offered now, not just what a home might become. Buyers need to understand the layout, current condition and what the asking price includes. Use the property traits for searchable facts and the description for details that a filter cannot explain.
1. Choose the category and accurate property traits
Choose Property and the apartments category. Set the sale option in Rent or sale and Apartment type → Apartment. Property condition includes New build, Renovated, Good condition, Needs renovation and Shell form. Select Furnishing and Parking accurately. Advertiser offers Owner, Agent and Developer: choose your real role rather than implying direct ownership when acting for someone else.
2. Describe the actual property and add useful photographs
Try “Three-bedroom apartment for sale in Birkirkara”. Explain rooms, floor, access and the existing condition. Distinguish photographs from plans, proposed finishes and artist impressions. Keep internal and external area figures consistent and identify their basis. Do not present a planned renovation as a completed feature or an unconfirmed layout as approved.
3. Explain the price and practical terms
Use the asking amount for the property as offered. Explain separately priced garages, furniture or other items. Select an appropriate price mode and keep the description consistent with the displayed amount. Explain any advertiser charges accurately. Avoid promises of guaranteed appreciation or rental returns: the listing is not an investment assessment.
4. Review and publish the listing
Select a sale transaction.
Choose the current condition and actual advertiser role.
Explain exactly what the asking price includes.
Label plans and renderings separately from current photos.
Sign in and open Post an ad. Add your title, description, a valid +356 contact number and a suggested location, then check its map pin. Add at least one genuine property photo and choose the main image. Complete required fields and expand Detailed information for optional traits. Choose a publication end date within your licence allowance, submit once and wait for moderation. Approval is not verification of ownership or planning status.
Does a published listing prove ownership or planning approval?
No. Moderation does not establish title, boundaries, permits or contractual rights. Make claims only when supported and arrange relevant professional and documentary checks separately. Do not upload identity papers or sensitive title documents as public photographs.
See how to publish a listing, category filters and location and radius. Interested people can start a conversation; a message does not sign a lease or complete a sale. Arrange viewings, documentary checks, contracts and payments directly between the relevant parties.
